What is the application process?

Credit review, employment and residency verifications and criminal background reviews are conducted by a third party after you have submitted a completed application. We require current proof of monthly income at least 3x the monthly rent of your selected apartment.

An Applicant(s) is required to pay a security deposit at the time of lease execution. A $300 to $500 security deposit is required depending on the floor plan.

What is included in the rent?

Monthly rent includes quarterly pest control, valet trash removal, all maintenance and all amenities.

Are you a gated community?

Yes. We have controlled access to the community.

What is your pet policy?

Pet #1 Fee $200 (non-refundable).

Pet #2 Fee $200 (non-refundable).

MONTHLY PET RENT – $20 per pet for the duration of the pet’s residency.

Temporary and/or visiting pets are not allowed. We accept only dogs, cats, birds and fish. No exotic pets, rodents, reptiles, etc. allowed. Two animal limit per apartment. Breed restrictions apply.

Can I apply online?

Yes! Choose the “Leasing Info” tab at the top of our website. Under leasing info select the option of “ready to apply to the future resident waitlist”. Please read the future resident application instructions and click “apply now”.

You will find a list of floor plans within the community and can select “join waitlist” for the floor plan of your choosing. You must register as a new user and follow the instructions to submit your application and payment. There is no service charge to submit payment using the E-check option.

Why are the online prices lower?

The rents listed online are base prices. The rents are determined by location on the property. Some apartments have additional lakefront premiums.

How long does it take to secure an apartment after I go on the Future Residents List?

There is not a specific time period. Length of time is determined by the number of move out notices received each month, and when new residents want the units.

Do you have security?

No, we do not provide security. We have a 24 hour monitored entrance, with Resident Services Staff members available 24/7.

What are the area schools?

Does Carlton Arms of Ocala accept Section 8 vouchers?

No, Carlton Arms of Ocala does not participate in the Section 8 housing choice voucher program.

Are there children living here?

Yes. We are not an age-restricted community.

What type of flooring is in the apartments?

All units have carpet and vinyl tile; some of the downstairs units have vinyl plank flooring.

Do you have assigned parking spots?

There are no assigned parking spaces. All parking is first come, first serve. All residents have parking decals that allow them to park in front of the buildings. We do have carports and garages available for rent.
